These terms apply when you use costsegowl.com or buy a study from Cost Seg Owl, a DBA of The Western Group Realty (“we”, “us”). By using the site or placing an order you agree to them.

1. What you are buying

A Cost Seg Owl study is a self-directed, AI-assisted educational workpaper. It models the cost segregation methodologies described in the IRS Cost Segregation Audit Techniques Guide (Publication 5653) from the information, documents, and photos you provide, and grades the result with a Completeness Score and gap report.

It is not tax, legal, accounting, or investment advice. It is not a study prepared or signed by a licensed engineer or CPA, and no site inspection is done by us. Professional engineer/CPA review is not currently offered. You and your tax preparer decide whether and how to use the study on any return.

2. Your responsibilities

• Provide accurate, complete information and documents that you have the right to share.
• Review the study, its limitations, and its gap report with your tax advisor before filing.
• Keep your account credentials and your private study link secure.

3. Price and payment

Prices are shown before checkout (currently $395 per property). Payment is processed by Stripe; we never see or store your full card number. Prices may change, but a change never affects an order you have already paid for.

4. Refund policy

If you have not yet generated your study, you can request a full refund within 30 days of purchase. Once a study has been generated, the work has been delivered and fees are non-refundable, but if something is wrong with the output, email us and we will correct it at no charge. To request a refund or correction, email ollie@costsegowl.com from your purchase email address.

5. No guarantee of tax outcome

We do not guarantee any deduction, refund, tax saving, or outcome with the IRS or any state tax authority. Estimates on this site are benchmarks for education only. We do not represent you before the IRS or any other agency.

6. Limitation of liability

To the fullest extent permitted by law, our total liability for any claim relating to the site or a study is limited to the amount you paid us for that study. We are not liable for indirect, incidental, or consequential damages, including taxes, penalties, interest, or lost profits.

7. Intellectual property

You own the information and files you upload, and you may use your finished study for your own tax and accounting purposes. The site, software, and study templates remain ours.
